Preparing a SoHo Jewelry Store for Opening: What Was Under the Construction Paper

The storefront at the corner of West Broadway and Prince Street was weeks away from opening as a jewelry salon. The space had been under renovation, windows covered with brown construction paper the way every retail buildout in New York looks during the gap between lease signing and opening day. When the paper came down and the team from Total Window Service started pulling the vinyl banners that had been layered over the glazing, what was underneath changed the scope of the job.

Acid graffiti. Deep scratches. And on several panels, an old anti-graffiti film that had been sitting under the banners long enough that the adhesive had broken down into a layer of residue across the entire surface. The glass was approximately 6 by 8 feet per panel – large-format retail glazing that costs significantly more to replace than it does to restore, assuming the damage is within the range that restoration can address.

It was. But the work to get there was not straightforward.

Why Construction Paper Is an Invitation

Brown paper on storefront windows during renovation is standard practice and it creates a specific problem: it signals vacancy. A blank papered storefront in SoHo reads to anyone paying attention as an unoccupied space with no one watching the glazing. That’s why storefronts covered during buildouts are, as Andriy puts it, target number one for acid graffiti. The paper conceals the damage until the tenant is ready to open – which is often the first moment anyone looks closely at the glass condition.

By the time the banners came down here, the acid etching was already weeks or months old and the previous anti-graffiti film had been sitting on the glass long enough that removing it cleanly was its own task before restoration could begin.

Removing What Was Already There

The old film came off in sections, but the adhesive didn’t come with it. Anti-graffiti film adhesive that has been on glass for an extended period – and in this case it had been there long enough to partially degrade – leaves a residue that has to be worked off manually with scrapers. Every square inch of the panel surface, corner to corner, before any restoration work could begin. Residue left under a new film shows as contamination. Residue on the surface during grinding loads the abrasive and reduces cutting efficiency.

This stage doesn’t look like progress from the outside. It’s slow, repetitive work with a scraper and solvent. It’s also the difference between a restoration that holds and one that has to be redone.

The Grinding Sequence

Glass restoration for acid etching uses a staged abrasive sequence. The stages on this project ran three levels deep.

The black disc opened the process – coarse grit, aggressive material removal, designed to cut through the etched zone and the scratch damage down to undamaged glass below. This is the stage that determines how much glass is actually removed and how long the job takes. Shallow etching moves quickly. Deep etching with secondary scratch damage on top of it, on a panel this size, takes longer. On these panels, the full restoration ran three to six hours per panel with two technicians working.

The grey disc followed – medium grit, surface refinement, removing the coarse scratch pattern left by the black disc and bringing the surface geometry closer to flat. This stage is what allows the final polish to achieve optical clarity rather than a haze that looks better than the damage but not the same as undamaged glass.

Polishing compound mixed with water finished the sequence. Rotary head, controlled pressure, the surface going from matte grey to transparent as the compound works. When it’s done correctly, the restored zone is optically consistent with the surrounding glass. The etching is gone. The scratch damage is gone. The panel reads as clear glass.

Installing Film in Wind

The anti-graffiti film specified for the project was Solar Gard – clear, sacrificial surface film that takes the next acid attack or scratch attempt so the glass doesn’t have to. The film gets removed and replaced. The grinding sequence doesn’t happen again.

SoHo at street level has unpredictable airflow. The buildings channel wind between them and at certain intersections the gusts come sideways and without warning. Film installation in wind is a specific problem: the adhesive side of the film, once exposed, will pick up any airborne particle it contacts. A dust inclusion under anti-graffiti film on a retail storefront is visible from the street. On glazing that’s about to display jewelry, it’s not acceptable.

The solution was reverse roll installation – unrolling the film with the adhesive side facing inward as it comes off the roll, keeping it protected until the moment it’s positioned against the glass. Combined with thorough pre-wetting of the glass surface, the technique prevents the adhesive from contacting air long enough to pick up contamination. The installation went clean despite the wind.

What Five Years on the Neighboring Panel Showed

During the job, Andriy pointed to an adjacent storefront panel where the same film had been installed on a previous visit. That film had been in place for more than five years. The Solar Gard anti-graffiti film carries a three-year manufacturer warranty. The panel next door was demonstrating what the product actually does past the warranty period – still clear, still adhered, still protecting the glass underneath.

That’s relevant context for a jewelry store on West Broadway. The film investment is not a one-season solution. It’s a durable layer of protection on glazing that, without it, would require restoration every time someone decides to etch the glass.

The film also blocks approximately 89% of UV – not its primary function in this application, but worth noting for a store that will have merchandise displayed in the window under direct sunlight. UV protection at that level meaningfully extends the lifespan of anything displayed near the glass.

What the Store Opened With

Clean glass. No visible etching, no scratches, no residue from the previous film. Anti-graffiti protection installed across the full storefront. A corner location in SoHo, on one of the highest foot traffic intersections in the neighborhood, ready for opening day.

The next time someone takes acid to that storefront, the repair bill is the cost of replacing the film, not restoring the glass. That’s the actual value of doing this correctly before the store opens rather than after the first incident.

A Note on Retail Buildouts

If your space is going to sit with covered windows for any period during renovation – which almost every Manhattan retail buildout does – the paper or board on the windows is not protection for the glass. It’s concealment. The glass behind it is exposed to whatever happens to it during that time, and what happens to papered storefronts in high-foot-traffic neighborhoods like SoHo is documented on the glass when the paper comes down.

Anti-graffiti film installed before the windows are covered, or immediately when they’re uncovered, changes the risk profile for the entire buildout period and beyond. The cost of installing film before opening is a fraction of the cost of discovering acid etching the week the merchandise arrives.
