For interior film applications – solar, safety, frosted, or privacy film installed on the inside surface – most Manhattan co-op boards do not require approval because the modification is not visible from the building exterior and does not alter the facade. For exterior-facing applications or reflective films that change the glass appearance from the street, some buildings – particularly on the Upper East Side and Upper West Side – require prior written approval. Yes, orientation is one of the most important factors in film selection for Manhattan apartments. Manufacturer-trained installers work to the maker’s installation protocols and can register your warranty; companies without that authorization typically cannot honor the manufacturer’s coverage, so it is worth confirming before you hire.

For a standard Manhattan one- or two-bedroom apartment with 6-10 windows, installation typically takes 2-4 hours. You do not need to vacate the apartment during installation – our crew works room by room with minimal disruption. We do ask that window treatments such as blinds and curtains be removed or pulled back before we arrive to avoid delays. During this period, minor haziness or small water pockets may be visible but resolve completely on their own.

Single-pane windows are actually an ideal surface for film installation. The main risk of glass damage – thermal stress fracture – occurs when film traps heat in sealed double-pane units with specific glass coatings. Single-pane glass in prewar Manhattan buildings dissipates heat freely and does not carry this risk.
