Do Manhattan co-op and condo boards need to approve window film installation, and what documentation do we provide for board submissions?

For interior film applications – solar, safety, frosted, or privacy film installed on the inside surface – most Manhattan co-op boards do not require approval because the modification is not visible from the building exterior and does not alter the facade. For exterior-facing applications or reflective films that change the glass appearance from the street, some buildings – particularly on the Upper East Side and Upper West Side – require prior written approval. We provide a complete submission package including product spec sheets, reflectance data, sample swatches, and our COI naming the building as additional insured, which typically satisfies managing agent requirements.

Yes, orientation is one of the most important factors in film selection for Manhattan apartments. South and west-facing units in Midtown and the Upper West Side receive the most intense afternoon solar heat gain and benefit most from high-rejection solar or Low-E films. North-facing units in prewar buildings often have minimal heat gain issues but may benefit more from safety or privacy film instead. East-facing units get morning sun that is generally cooler. During your free consultation, our IWFA-certified installers assess your specific exposure and recommend the film type and rejection level that will deliver the best performance for your actual living or working conditions.

At minimum, your installer should hold IWFA (International Window Film Association) membership and manufacturer-specific training for the brands they install. Total Window Service holds active IWFA membership – verified by certificate – and founder Andriy Mykyta personally completed Solar Gard’s Technical Consultation Training on Armorcoat Safety and Security Film in February 2022, certified directly by Solar Gard’s General Manager and Architectural Business Segment Manager. Manufacturer-trained installers have access to the full product line, correct installation protocols, and are authorized to process warranty claims – unlicensed installers typically cannot honor manufacturer warranties.

For a standard Manhattan one- or two-bedroom apartment with 6-10 windows, installation typically takes 2-4 hours. You do not need to vacate the apartment during installation – our crew works room by room with minimal disruption. We do ask that window treatments such as blinds and curtains be removed or pulled back before we arrive to avoid delays. After installation, the film requires up to 30 days to fully cure – standard solar and privacy films – or up to 90 days for safety films. During this period, minor haziness or small water pockets may be visible but resolve completely on their own.

Single-pane windows are actually an ideal surface for film installation. The main risk of glass damage – thermal stress fracture – occurs when film traps heat in sealed double-pane units with specific glass coatings. Single-pane glass in prewar Manhattan buildings dissipates heat freely and does not carry this risk. Our installers assess the condition of your frames and glass during the consultation visit and confirm in writing that the selected product is suitable for your specific window type before installation begins – protecting both your glass and your existing window warranty, if applicable.

Our standard payment terms require a 50% deposit before scheduling, with the remaining balance due upon project completion or within 30 days for commercial accounts. For residential Manhattan projects, we typically schedule within 3-7 business days of deposit receipt. If a specific film product needs to be ordered rather than drawn from existing stock, allow up to 3 additional business days for delivery before the installation date is confirmed.
